The Local Bloc is as described - a new local landmark, approximately 1 block long. The Bloc provides its residents and the local community with living, services, and leisure actively becoming a key contributor, socially and economically to the local context. Commercial spaces and thru-passages to an inner rear court occupy the ground floor, residential units on the upper floors and a southern wing of commercial space completes the highly efficient and program rich Bloc.
Designed primarily as a way to identify value chains - within the complete community concept, the Bloc is a high density, full service, urban scaled offering suitable for larger sites and lots.
Repetitive massing ensures an economy of scale, efficient construction, program diversity and a high value to cost ratio. Design-wise the Bloc presents as a distinguishable new community typology.
Based on varied lengths of available sites, the Bloc easily adjusts its length to achieve best contextual fit. Basic structural components create unique ‘site porosity’ from the public street side toward a semi-private inner court and gathering spaces while provides for passive cooling and visual sight lines.
Long contiguous access galleries line the rear/interior expanding the public and commercial realms vertically above the inner court. Exterior terraces are featured on the street side to offer passive shading and sound attenuation.
