A scaled set of dwellings, offices, and commercial Cluster together providing access to community based services, products and homes accommodating a diversity of lifestyles and needs. The Cluster pattern offers a high degree of arrangement flexibility suitable for differing sites. The Cluster is capable of producing a variety of semi-private ancillary spaces such as courts, gardens, side yards, pathways, and leisure areas recalling the highly flexible communal outdoor space of the traditional Ghanaian Compound House.

  • Inset and staggered buildings Cluster to create shaded, sheltered pockets for commercial and social activity at ground level.

  • Spacing throughout the Cluster allows the prevailing SW winds into and through the development, and provides sightlines throughout serving as a passive security measure.

  • Siting of Commercial Hub (in this case) at southern edge and a newly added interior street allows for direct access by delivery and service vehicles eliminating conflict with interior pedestrian areas and courts.

  • Standardized Cluster building layouts allow for efficient production of phased development to meet demand and investment cycles over time.

  • Cluster arrangements can be used on a variety of differently sized and configured sites and lots accepting a single or multiple clusters to achieve a higher density.
